About these terms

This website is operated by Momentum Living Real Estate L.L.C, a brokerage licensed in Dubai under DET licence 1606417 for leasing property brokerage and real-estate buying and selling brokerage. By using the site you accept these terms.

What we do and do not do

• We act as a broker: we introduce companies that need accommodation or space to landlords, management companies and sellers who have it.
• We are not the owner or landlord of the properties listed, and we are not a party to the tenancy or sale agreement between the parties.
• Details on listings are provided by owners and management companies. We check listings before they go live, but you should satisfy yourself about a property before signing anything.

Using the Availability Check and Landlord Corner

• You must give accurate company and contact details, and you must be authorised to act for the company you name.
• Mobile numbers are verified by one-time code. Do not submit a number you do not control.
• Listings are reviewed before they go live. We may decline or remove a listing, for example where details cannot be verified or the required permits are missing.
• Matches are suggestions based on the details submitted; they are not offers, and availability can change.

Fees and commission

Brokerage commission, agency fees and any other charges are agreed in writing with the relevant party before a transaction proceeds. Nothing on this website is itself an agreement to pay a fee.

Advertising permits

Property advertised in Dubai carries the permit required by the Dubai Land Department, shown on the listing. Where a permit is not in place, the listing is not published.

Your content

When you upload photographs or documents you confirm you have the right to do so, and you allow us to use them to market and verify the listing. You remain responsible for the accuracy of what you submit.

Availability of the site

We aim to keep the site available and accurate, but we do not guarantee that it will be uninterrupted or error-free, and we may change or withdraw features.

Governing law

These terms are governed by the laws of the United Arab Emirates as applied in the Emirate of Dubai, and the courts of Dubai have jurisdiction over any dispute.
